Referral Examples
- Sales – A prospective buyer or seller of a residential or commercial property, or business opportunity. This includes vacant land.
- Leasing – Individuals or businesses interested in leasing residential or commercial property.
- Agent Referrals – An individual who is already licensed in Virginia (or who is obtaining their license) wants to join Historic Properties/Fine Homes & Land as an active, full-service agent.
Sales Referrals
We accept both Seller referrals (listings) or Buyer referrals. If the referral lead turns into a ratified contract that goes to settlement, the referral agent (you) is paid a referral fee by Shenandoah Real Estate Referrals, LLC. (SRER)
SRER receives its money from the Broker who handled the transaction. In turn, the Referral Agent (you) are compensated as a split on that gross referral. Our policy provides a schedule of splits that increase as your activity increases.
For example:
You refer a qualified buyer who purchases a $200,000 home. If the listing agent had a 6% commission rate with 3% offered to the Buyer Broker, then the Buyer Broker receives $6000. With a 25% referral fee, your commission upon closing would be at least $1,050.

Leasing Referrals
- SRER will handle referrals of individuals or companies interested in residential or commercial properties.
- All such referrals are handled on the same split that the agent has with SRER although the original referral rates with the Listing or Buying Broker may differ due to the to the differences in how rental and lease arrangements are structured.
Commercial Properties and Business Opportunity Referrals
- All such referrals are handled on the same split that the agent has with SRER although the original referral rates with the Listing or Buying Broker may differ due to the differences in how commercial properties and business opportunities are handled.
Agent Referrals
- Referral Agents will receive a $100 referral fee for recruiting an agent to work for SRER and $200 for recruiting an agent to work as a full-time, active agent for our company, Historic Properties/Fine Homes & Land.
